Reassessment Information

By State Law, all real property (the land and the improvements thereon) must be assessed at 100% fair market value (Virginia Code 58.1-3201). The last general reassessment of Northumberland County was for 2014. The current reassessment reflects the present market value of your property. The Northumberland County Board of Supervisor's uses a third party professional assessment company to perform the field work and sales analysis. The professional assessors have the responsibility of reviewing real estate transactions and other factors and using the data to assess each parcel of real estate accordingly.

There are many reasons for a change in real estate value. Sales information is gathered from buyers, sellers, and real estate professionals. Selling prices are then compared to the assessed values to arrive at an "assessment to sales ratio". Comparable sales information is used as a basis for the assessment of individual properties after the sales are carefully analyzed.

In the spring of 2020, the Northumberland County Board of Supervisors will set a tax rate based on the funds required to provide government services. Those rates are applied to the real estate assessment to determine the real estate tax bill which is due December 5th.

Real estate valuation and the establishment of the tax rate are two separate functions. Prior to setting the rate the Board will discuss the tax rate in an open meeting and hold a public hearing. The Board of Supervisor's public hearing dates will be advertised in local newspapers and on the County website.

Every effort has been made to assess your property on a fair and equitable basis. However, if you feel the assessment value shown does not represent the present market value of your property, or the assessed value is not uniform (IN-LINE) with similar properties in your area you may make an appointment to discuss your assessment before the assessor by calling 804-453-0712. The deadline for contacting the assessor to make an appointment is 12/11/2019. You can appeal in writing, by phone, through their email: reassessment@co.northumberland.va.us or by making an appointment to meet in person. All hearings are by appointment only.

Hearings will be scheduled Monday, 12/02/2019 through Friday, 12/06/2019 9:00 a.m. - 4:00 p.m. and Monday, 12/09/2019 through Friday, 12/13/2019 9:00 a.m. - 4:00 p.m.
